Las Vegas Foreclosures - The mad Market of Las Vegas Real State Estate

The Real Estate Market has gone crazy. As a buyer, after hearing the reports that Las Vegas is the number one top foreclosure rate in the country, I would imagine that prices would be super low compared to others. Yet, that is not the case. I tried to buy a house that was released by a bank for sale. With the asking price of one house of 68,000 US Dollars, i decided to purchase it. {After making the offer, I was But, after i was making the offer i learned there were about 8 other offers for the same property.

This scenario is happening today in Las Vegas. Banks are releasing less and less foreclosure properties. Many believed that banks were doing this to create a sellers market where there is a state of increased selling price for the property.

If your one of the lucky ones, there are still lots of properties with a replacement value that is double the selling price.

Prices have gradually higher over the last two months in the lesser priced segment, on the luxury segment prices keep declining at a lesser rate, I believe its fair to say that the bottom is finally here.

If you’re a purchaser,

-Accept the fact that the asking prices is not going to be your get price. With so much competition, be ready to pay a minimum 10% premium for the house you want or possibly even more.

-Cash is king right now, so be prepared to use it. Desired properties will attract the assertive bidders for the property. If you want to compete? Have your cash prepared.

-If you want to finance your purchase. Have your documentation ready for the banks. The mortgage companies assume you to get pre qualified with them prior to presenting them an offer.

-Utilize a qualified Realtor with the proper background to handle foreclosure deals and also is knowledgeable dealing with the mortgage companies.

Getting back to my deal, I'm now in search mode again, waiting for that perfect deal that fits my budget and my taste.

Hopefully, my incident will help the next would be foreclosure purchaser in Las Vegas.
